Mumbai–Pune Expressway Missing Link: Impact on Khalapur Land Prices
The Missing Link bypasses the Khandala ghat with tunnels and a valley bridge. Here's how it could reshape land values around Khalapur and Khopoli.

The ghat section between Khopoli and Lonavala has long been the slowest, most accident-prone, and most congestion-prone part of the Mumbai–Pune Expressway. The Missing Link project, built by MSRDC, is designed to bypass it with a new alignment of roughly 13 km, including long tunnels through the hills and a high cable-stayed bridge across a valley. It's one of the most ambitious road engineering projects in Maharashtra, and its effects will be felt most directly around Khalapur and Khopoli.
What does the Missing Link actually change? It shortens the route by several kilometres and is expected to save a significant amount of travel time, especially in peak traffic and during the monsoon, when the ghat is at its worst. More importantly, it makes the journey more predictable — a factor that matters a great deal to people deciding whether a location is practical for regular travel.
For Khalapur and Khopoli, the impact works through three channels. First, Pune becomes meaningfully closer. Buyers and businesses from Pune who once saw the ghat as a barrier are more likely to look at the Khalapur side, widening the pool of demand. Second, logistics and industrial users along the corridor benefit from faster, more reliable freight movement, which supports land demand for warehousing and industry near the interchanges. Third, the overall "halfway between Mumbai and Pune" positioning becomes stronger, which supports weekend-home and second-home demand from both cities.
There's an important nuance. Infrastructure projects often get priced in well before they open, and the Missing Link's completion timeline has been revised several times. Some sellers already quote prices that assume the full benefit. Before paying a premium, check the project's current official status and opening date rather than relying on the seller's account.
Not all land around Khalapur will benefit equally. The biggest gains generally go to plots with good access to the interchanges where the new alignment connects to the existing expressway, and to plots on well-maintained roads leading to them. Land deep inside villages, on poor access roads, or in areas with zoning restrictions will see less of the benefit regardless of how close it looks on a map.
For an investor, the Missing Link is best treated as one of several reinforcing factors around Khalapur — alongside the airport, the Atal Setu connectors, and existing industrial demand — rather than a single bet. Combine it with plot-level diligence on title, access, and zoning, and it becomes a solid reason to consider the corridor. Rely on it alone, and you risk paying today for a benefit that may arrive later, or smaller, than advertised.
