Plots in Karjat: A Guide for Weekend-Home Buyers
Plots in Karjat are drawing second-home buyers and NRIs as the Panvel–Karjat rail line nears completion. See prices, top pockets and legal checks.

Karjat used to be where Mumbai went for a monsoon weekend. In 2026, plots in Karjat are being bought as second homes, retirement land and long-term investments, by Mumbai families and increasingly by NRIs in the Gulf. National developers have launched large villa-plot communities, and a new suburban rail line to Panvel is close to opening.
Here is what is driving the shift and how to buy land in Karjat safely.
Why plots in Karjat are in demand
1. The Panvel–Karjat suburban rail corridor
The Panvel–Karjat line is a roughly 29.6 km double-line suburban corridor under Mumbai Urban Transport Project III, with stations at Panvel, Chikhale, Mohape, Chowk and Karjat. It was still awaiting opening as of mid-2026. Once running, it gives Karjat a direct suburban link to Panvel and the Navi Mumbai airport side, instead of only the Central line via Kalyan.
2. Mumbai 3.0 and the airport
The state is planning Third Mumbai (KSC New Town) across 124 villages in Uran, Panvel and Pen, with ₹4,000 crore set aside by MMRDA for 2026–27. Industry experts quoted by Business Today say Atal Setu and the new airport are making Karjat and Khopoli more accessible and better connected to the Mumbai region.
3. Big-name villa plot launches
- ORA Land launched a 60-acre luxury plotted community in Karjat in August 2026, with 325 villa plots, marketed heavily to NRIs in the GCC.
- Kalpataru has an 80-acre project on Karjat–Khopoli Road with plots from 2,500 to 9,000 sq ft.
- Godrej Properties has plots of 1,200–2,400 sq ft on Karjat–Khopoli Road.
These launches bring roads, clubhouses and security, and they set a visible price benchmark for surrounding land.
Plot prices in Karjat
| Type | Indicative range (2026 listings) |
|---|---|
| Branded gated villa plots (1,200–2,400 sq ft) | Roughly ₹60 lakh to ₹1.4 crore |
| Residential NA plots (open market) | Very wide: about ₹2,800 to ₹39,000 per sq yard depending on location |
| Agricultural land | About ₹25 lakh to ₹10 crore per acre |
| Premium verified land parcels | Often ₹3 crore and above |
Karjat has the widest price spread of the four areas Plotzify covers. A plot near Karjat station or a river can cost many times more than one deep in a village. Treat these as starting points, not valuations.
Best pockets to buy land in Karjat
- Karjat–Khopoli Road: most branded plotted projects; good connectivity to Khopoli and the expressway.
- Near Karjat station and Karjat–Murbad Road: convenience and rental potential for holiday homes.
- River and dam-side villages: best views and larger plots; check flood lines and eco-sensitive zone rules.
- Toward Chowk: positioned for the new suburban rail station.
Farmhouse plots in Karjat: read this before you buy
Many “farmhouse plots near Mumbai” advertised in Karjat are agricultural land. In Maharashtra, agricultural land can generally be bought only by agriculturists, and building a home on it needs NA conversion. NRIs and OCI holders cannot buy agricultural land, plantations or farmhouses at all under FEMA. If you want a weekend home, buy a residential NA plot or a plot in a MahaRERA-registered layout.
