7/12 Extract Explained: How to Verify Land Ownership in Maharashtra

The 7/12 extract is the single most important document in any Maharashtra land purchase. Here's how to read and verify one.

If you buy land anywhere in Maharashtra and skip only one document check, you shouldn't let it be this one. The 7/12 extract (Saat Bara Utara) is the primary land record maintained by the state revenue department, and it's the closest thing to a single source of truth on who owns a piece of agricultural or converted land, what it's classified as, and whether there are encumbrances against it.

The name comes from two register forms — Form 7 (ownership and rights details) and Form 12 (cultivation and crop details) — combined into a single extract. Reading one, you'll typically find: the survey number and sub-division of the land, the current owner's (or owners') name, the land's classification (agricultural, or NA if converted), total area, and any notations in the "other rights" column — this last section is critical, since it records mortgages, disputes, court orders, or tenancy claims against the land.

A clean 7/12 extract should show a clear, uncontested owner name matching your seller, no notations of pending litigation or loans in the other-rights column, and land classification consistent with what you're being told (don't accept "it's basically NA" if the extract still shows agricultural classification — that gap has real legal and cost implications). If the extract shows multiple names as joint owners, all of them need to consent to and sign the sale — a sale by only one joint owner without the others' consent is a common source of later disputes.

Where do you get one? 7/12 extracts are available through the Maharashtra government's digital land records portal (Bhulekh Mahabhumi) using the survey number and village name, so you don't need to rely solely on a copy the seller or broker provides — pull it independently to confirm it matches. Cross-check the extract's survey number against the actual plot boundaries during your site visit; mismatches between paperwork and physical boundaries are a red flag worth investigating before proceeding.

One caution: a 7/12 extract confirms revenue records, but it isn't a complete substitute for a full title search or an encumbrance certificate, which covers registered transactions over a longer historical window. For any meaningful land purchase, use the 7/12 extract as your starting point, then pair it with an encumbrance certificate and, ideally, a lawyer's title opinion before you commit funds.
