Farmhouse Plots Near Mumbai: Why Khalapur Works for Weekend Homes

Every Mumbai family seems to have the same dream: a quiet place with trees, a verandah and a weekend away from traffic. Searches for farmhouse plots near Mumbai keep rising, and Khalapur keeps coming up as the answer. It is close enough for a Friday-evening drive, green enough to feel like a getaway, and now better connected than ever.

But “farmhouse plot” is also one of the most misused phrases in Indian real estate. This guide covers both: why Khalapur works, and how to stay on the right side of the law.

Why Khalapur works for a weekend home

  • Expressway access: Khalapur sits on the Mumbai–Pune Expressway. The Missing Link opened in May 2026 with no extra toll, and the stretch from the Khalapur toll plaza to the Khopoli exit was widened to eight lanes.
  • Atal Setu: South Mumbai residents can now reach the Panvel–Khalapur belt much faster than before.
  • Rail coming: the Panvel–Karjat suburban line will add a station at Chowk in Khalapur taluka.
  • Big-name confidence: Godrej Properties bought about 90 acres in Khalapur for a plotted development, a sign of demand for land-based homes.
  • Nature: hills, lakes and the Sahyadri backdrop, without going as far as Lonavala.

The legal truth about farmhouse plots near Mumbai

In Maharashtra, agricultural land can generally be bought only by agriculturists. Building a home on it needs NA (non-agricultural) conversion. NRIs and OCI holders cannot buy agricultural land or farmhouses at all under FEMA.

That is why many “farmhouse plot” ads are risky: they sell small pieces cut from farm land, often without a sanctioned layout, to buyers who are not farmers. The sale may not hold up, and building on it may be illegal.

Making a weekend home work

1

Water first: confirm a reliable source before you buy.

2

Power and phone signal: check both on site, not just on paper.

3

Caretaker and security: a home empty for five days a week needs someone nearby.

4

Monsoon planning: raise the plinth, plan drainage and check for flooding history.

5

Rental income: if you plan to rent as a homestay, check local rules first.
