Plots Near the Mumbai–Pune Expressway: Top Reasons to Invest
India's busiest expressway connects two of its largest economies. Here are the reasons land along it keeps attracting investors — and the caveats.

The Mumbai–Pune Expressway was India's first six-lane access-controlled expressway, and more than two decades later it remains one of the country's most heavily used. Land within easy reach of it has been a consistent investment theme for years. Here's why — along with the caveats that should shape how you buy.
Two large economies on either end: Mumbai and the Pune region are both major centres of jobs, industry, and wealth. Land in between benefits from demand originating in both directions, which spreads the risk compared with a location that depends on a single city.
Predictable travel times: Access-controlled expressway travel is far more reliable than older highways. That reliability is what makes weekend homes, farmhouses, and even regular commuting realistic from places like Khalapur and Khopoli.
Continuing upgrades: Projects like the Missing Link, designed to bypass the ghat section, and the connectors linking Atal Setu and the Navi Mumbai airport area to the expressway make the corridor more valuable over time rather than less.
Industrial and logistics demand: Warehousing, manufacturing, and logistics operators favour sites close to expressway interchanges. Their presence creates jobs, which supports local residential demand.
Tourism and leisure demand: The Khalapur–Lonavala stretch has long been a weekend getaway, and that demand supports farmhouses, villas, resorts, and homestays.
Comparatively affordable land: Despite the connectivity, land off the expressway costs far less than land in Mumbai, Navi Mumbai, or Pune proper, allowing buyers to secure larger parcels.
Strong resale narrative: Plots near a well-known corridor are easier to explain to future buyers, which can help liquidity when you eventually sell.
Now the caveats. An expressway is access-controlled, which means a plot right next to it may have no legal way to reach it — the nearest interchange might be many kilometres away. What matters is travel time to an interchange via a legal, documented road, not visual proximity to the highway. Land immediately beside the expressway can also be affected by noise, setback rules, and future widening. And the "expressway premium" is often applied to plots that are actually some distance from it.
Invest with these filters: confirm the actual route and time to the nearest interchange, verify that the access road is a public or legally documented right of way, check setback and zoning rules for highway-adjacent land, and compare prices against recent registered transactions rather than marketing claims. Done this way, expressway-corridor land can be one of the more resilient long-term holdings in the Mumbai region.
