Upcoming Infrastructure in Raigad District That Will Shape Land Values
Beyond the airport: the corridors, rail lines, ports and industrial areas across Raigad district that will decide where land values rise next.

Navi Mumbai International Airport gets most of the attention, but it's only one of many projects reshaping Raigad district. Looking across the whole district helps investors spot where growth is likely to spread next, rather than paying a premium only where it has already arrived. Project timelines change, so always check the current official status before relying on any of them.
Virar–Alibaug Multimodal Corridor: Planned by MSRDC, this corridor is designed to connect the northern and southern edges of the Mumbai region, passing through parts of Raigad near Panvel and Uran on its way to Alibag. Land near its proposed interchanges could benefit significantly once construction and alignment are confirmed on the ground.
Panvel–Karjat suburban rail corridor: This new suburban line will extend local train access between Panvel and Karjat. Suburban rail has historically been one of the strongest drivers of residential demand in the Mumbai region, so stations along this line deserve close attention.
Atal Setu connectors: Road links being built to connect Atal Setu's landing point with the Mumbai–Pune Expressway and the Mumbai–Goa highway will further reduce travel times into Raigad from Mumbai.
Mumbai–Pune Expressway Missing Link: The bypass of the ghat section near Khopoli improves the corridor's connectivity with Pune, supporting Khalapur and Khopoli.
Mumbai–Goa highway (NH66) widening: The long-running widening of this highway will improve access to Pen, Mangaon, and southern Raigad when complete.
Ports and logistics: JNPA at Uran continues to expand, supported by logistics parks and warehousing. Further south, the Dighi Port industrial area has been planned as a node of the Delhi–Mumbai Industrial Corridor, which could bring industrial growth to that part of the district.
Coastal road connectivity: Proposals for improved coastal road links and creek bridges along Raigad's coastline aim to cut travel times to Alibag, Murud, and other coastal towns.
NAINA development: As town planning schemes in the NAINA area are implemented, new roads and amenities are being built across the villages around Panvel — infrastructure that directly affects plot-level value.
How should an investor use this? Prioritise projects that are already under construction over those still on paper. Focus on land near confirmed stations, interchanges, and access points rather than anywhere along a line on a map. Remember that infrastructure often takes longer than announced, so plan your holding period accordingly. And combine the macro story with plot-level checks on title, access, and zoning.
Plotzify tracks these projects closely when evaluating listings in Panvel and Khalapur–Khopoli, and our team can explain how each one is likely to affect a specific plot you're considering.
